Market At A Glance

Foreclosures and unemployment are still hampering the San Diego region from a full real estate recovery. Now that the federal tax credit for buyers and investors has expired, I expect increased marketing times for entry level properties, more short sales turning into REOs, increases in foreclosure shadow inventory and continued market softness in the higher price ranges partly due to lack of consumer confidence and likely future increases in small business and corporate tax rates.

However, lower prices, historic low interest rates and increased rents due to higher demand for rental property by displaced families make for attractive opportunites for buyers and investors.

Considering the volatility in the securities markets, inflation concerns due to Middle East unrest and increased oil prices, San Diego real estate makes a great investment hedge with excellent future appreciation or retirement possibilites.
